Every so often you read some investment guru claiming the wisdom of investing in stocks as opposed to real estate. They usually quote a superior percentage of gain over the years, leaving out the crucial components that all skookum real estate investors know---leverage and stability.
Here's a thought---Multi-family zoned land! History says that the value often "leapfrogs" over the general residential appreciation of the current structure because of the ongoing need for more housing in the area and zoning regulations allowing multiple units. The classic example being all of the townhouse projects in the area---that property was worth more as development sites than the value as homes ---therefore the owner's investment "leapfrogged" over the general value of the single family residential structure as it was. This, of course, is reliant upon the acquisition costs.
