Why does selling my home by owner cost me money?

There are exceptions that occur, of course, but in most cases selling a property by owner costs you money in the final analysis when compared to listing it with a diligent and capable realtor.

How?

  2. Buyers will expect to pay less when buying a property that is for sale by owner. They expect to participate in the commission that the seller is not paying. The inherent conflict between buyer and seller as to what a property is to be sold for is exacerbated by a second argument about who is going to save the commission.

  3. The complexities of Washington state disclosure laws, real estate contract laws, fair housing issues especially as related to marketing, the winding pothole-filled road to actually closing a transaction, and the business of doing everything reasonable to see to it that once it is closed it does not come back to haunt you sometime in the future when you least expect it--- all this requires the assistance of a diligent and capable professional.
