Finally completed the annual market report that I've been putting out since the 90's. Some of the news was counter-intuitive. For example, not only did prices rise in 2007, they rose in the second half as well.

Seattle Area Real Estate Update

Puget Sound property values continued to rise in 2007 while the total number of closed sales steadily decreased (with the exception of Seattle condos) and average market times grew.

(When you read in the media how great/lousy the market is doing, they are usually comparing a single month to the same month a year ago… not enough data to draw any useful conclusions.  This report is based on annual information.

Values continued to appreciate even though the number of transactions was falling….

Four Seattle neighborhoods…West Seattle retains the edge in affordability and liquidity.

Experts disagree as to what to expect in 2008: we have seen predictions ranging from total doom & gloom to a 5% appreciation but the overall consensus is that our region has one of the healthiest economies in the USA. Though not as a way to get-rich quick, when you factor in leverage-ability, tax benefits and motivated sellers, real estate still makes very good sense as a sound long term investment.
