Real Inventory?

Over the last year, there have been quite a few listings that ended up with another agent simply because I was realistic about market values. Not always what a seller wants to hear!

Sellers-one can always find an agent to agree no matter how preposterous the price you have in mind may be. These tend to be sellers that are not very sincere about selling with agents who are either lazy, incompetent or signing on in hopes that they'll have an opportunity to ride the price down (some just like to see their sign in the ground). These make up a significant portion of listed properties these days.

A perfect example of this: there are a number of homes that have been on the market for over a year without a reduction in price of any significance..

When you couple that with the number of short sales that are destined never to close in their present form (either because the seller is not really in sufficient hardship or will choose to go with a foreclosure when they find out their debt will not be forgiven, or just because the lienholders aren't responding, etc.) the inventory of available homes to buy is noticeably less than it would appear.

I know this is self serving, so please accept my apology in advance,  but there are so many pitfalls these days that there has never been a time when the savvy consumer needed a diligent and knowledgeable agent more than right now.
